In obedience to Judgments/Orders of the Circuit Court at Greeneville, Tennessee, in the above-styled cause, I will on Saturday the 1ST day of NOVEMBER, 2014, beginning at 10:01 a.m. and ON THE PREMISES, SELL, without the right of redemption or equity of redemption and subject to the Judgments/Orders entered in the above captioned cause, to the best and highest bidder, the real property described in the corresponding papers, filed in the above referenced cause, and located in the 20th  Civil District of Greene County, Tennessee. Address: 8615 Kingsport Highway; Chuckey, TN  37641.  {Lot 15 approx. 3 acres (Map 045, Parcel 019.37); Lot 16 approx. 0.99 acre (Map 045, Parcel 19.38); Lot 17 approx. 1.07 (Map 045, Parcel 019.39:  house lot)}

Pursuant to the orders of the Circuit Court for Greene County, at least and specifically the ORDER, filed July 1, 2014, and entered in Minute Book 477, Kay Solomon Armstrong is ordered to sell, as Special Commissioner/Master, the real property, described as follows:

TRACT NO. 1:
SITUATE in District Number 20th of Greene County, Tennessee, and more particularly bounded and described as follows:
BEING a portion of Tract 15 of the Robert G. Orr Property, a plat of which is found of record in Plat Cabinet C, Slide 156, Register's Office for Greene County, Tennessee, and being more particularly described as follows:
BEGINNING at a point in the northwestern margin of Hwy. 93, corner to Tract 14; thence with the line of Tract 14 and then with Tract 12, North 75 deg. 28 min. 00 sec. West, a distance of 729.34 feet; thence with a new divisional line, North 14 deg. 32 min. 00 sec. East, a distance of 286.33 feet to a point in the line of Tract 18; thence with the line of Tract 18, South 75 deg. 28 min. 00 sec. East, a distance of 321.42 feet to a point; thence with the line of Tract 17 and then with Tract 16, South 14 deg. 32 min. 00 sec. West, a distance of 194.64; thence continuing with the line of Tract 16, South 75 deg. 28 min. 00 sec. East, a distance of 435.00 feet to a point in the northwestern margin of Hwy. 93; thence with said Hwy., South 31 deg. 00 min. 00 sec. West, a distance of 95.63 feet to the point of BEGINNING and containing 3.00 acres, more or less, according to a survey by Joseph G. McCoy, III, TRLS #1430, dated11/19/99.

The property is subject to the following restrictions:

  1. No disabled or unlicensed vehicles to be stored outside on any tract or lot.

  2. All buildings shall be built out of new materials designed for such purposes.

  3. No single-wide mobile homes are permitted on Tract Nos. 4 through 9; double-wide mobile homes are permitted provided that they have an asphalt shingled roof and are underpinned with factory materials designed for such purposes.

  4. Single and double-wide mobile homes are permitted on Tract Nos. 1-3 and Tract Nos. 10-24 provided that they are at least 14' in width, have 800 square feet of living area, exclusive of any additions, are underpinned with factory materials designed for such purposes, and have 8' x 10' front and rear porches within thirty (30) days of delivery to the property.

BEING the same property conveyed to Bobby Wayne Puckett and wife, Sharon Lynn Puckett, by deed of Wallace C. Mitchell, dated December 2, 1999, and which is of record in Deed Book 165A, page 562, in the Register’s Office for Greene County, Tennessee.

TRACT NO. 2:
SITUATE in the 20th Civil District of Greene County, Tennessee, and being Tracts Nos. 16 and 17 of the Robert G. Orr Property, a plat of which is found of record in Plat Cabinet C, Slide 156, Register's Office for Greene County, Tennessee, to which reference is here made for a more complete description.

BEING the same property conveyed to Bobby Wayne Puckett and wife, Sharon Lynn Puckett, by deed of Kennith R. Cutshaw, dated March 1, 1996, and which is of record in Deed Book 26A, page 193, in the Register’s Office for Greene County, Tennessee.

SUBJECT TO THE FOLLOWING RESTRICTIONS: No disabled or unlicensed vehicles are to be stored outside on any tract or lot. All buildings shall be built out of new materials designed for such purposes. ALL PROPERTY WILL BE SOLD “AS IS” WITH NO WARRANTIES, AND WITH NO REPRESENTATION BEING MADE AS TO THE STATE OF THE TITLE OR THE ACCURACY OF THE LEGAL DESCRIPTION OF THE REAL PROPERTY, AS WELL AS SOLD SUBJECT TO ANY LEASEHOLD INTEREST(S) AND/OR ANY OTHER AGREEMENT(S).  Said property will also be sold subject to all rights-of-way and easements, applicable building/zoning regulations, any restrictive covenants, as well as any defects including structural defects and/or contamination, if any, which may exist.  The Clerk & Master/Special Commissioner has undertaken NO inspections, examination or cleanup of the subject property.
