In obedience to Judgments/Orders of the Chancery Court at Greeneville, Tennessee, in the above-styled case, I will on Saturday, the 19th day of SEPTEMBER, 2020, beginning at 10:01 a.m., ON THE PREMISES, SELL, without the right of REDEMPTION or equity of redemption and subject to the Judgments/Orders entered in the above captioned cause, to the best and highest bidder, the real property described in the corresponding papers, filed in the above referenced cause and specifically, at least, pursuant to the following ORDER: ORDER OF SALE (entered 4/27/2020).

PARCEL 87.01 -

SITUATE in the 22nd Civil District of Greene County, Tennessee, more particularly described as follows:

Lot One (1), Lucy Payne Estate, as recorded in Plat Cabinet F, Slide 246, in the Register’s Office for Greene County, Tennessee.

BEING the same property conveyed to Jack C. Gunter by Warranty Deed of Laura Laws Crowder, dated May 21, 2014, and which is of record in Deed Book 541A, page 1071, in the Register’s Office for Greene County, Tennessee.  Jack C. Gunter died April 7, 2019.  For further reference see Probate File No. 2019-PR-250, in the Clerk & Master’s Office for Greene County, Tennessee, whereby Kay Solomon Armstrong was appointed Special Commissioner to sell the real property.

SUBJECT TO THE FOLLOWING RESTRICTIONS:

1.           Mobile homes are permitted, provided that they are a minimum of 14' wide, are no older than three (3) years at time of placement on the property; double wide mobile homes are permitted provided that they have a minimum of 1,000 square feet of living area and are no older than three (3) years at time of placement on the property.  All mobile homes must be underpinned within thirty (30) days from delivery to the property.

2.           No disabled or unlicensed vehicles are to be stored outside on the premises.

3.           Stick built or modular homes must be a minimum of 1,000 square feet of living area and must be built with new materials designed for such purposes.

PARCEL 86.00 –

PARCEL I:
SITUATE in the 22nd Civil District of Greene County, Tennessee, adjoining the lands of Hay property now Kilday, W. S. Fillers and others, and being two tracts, each containing 4.4 acres, more or less, and more particularly described as follows:

TRACT NO. I: BEGINNING at a post the Northwest corner in the Hay line and corner to the W. S. Fillers share of the Chester Fillers (decd.) estate and running thence with a line of said share South 85 East 76-1/3 poles to a post on the West side of the Jones Bridge and Greeneville Pike; thence along the West side of said pike South 3-1/2 West 9-1/3 poles to a post; corner to the H. M. Fillers share of said Chester Fillers (decd) estate; thence with said H. M. Fillers share, North 85 West 76.4 poles to a post in the Hay line; thence with said line North 2 East 9-1/3 poles to the BEGINNING.

HOWEVER, THERE IS EXCEPTED FROM the above described property and not included in this conveyance the following described tract of land.

BEGINNING at an iron stake in the W. S. Fillers line bearing South 85 deg. East 1080.0 feet from a post the corner between tract one and the W. S. Fillers share and running thence with the said Fillers share, South 85 deg. East 172.3 feet to the center of the public road; thence with the center of said road, South 4 deg. 30 min. West 100 feet to a point in said road; thence with the remaining lands of tract one, North 85 deg. West 174.9 feet to an iron stake; thence with same North 5 deg. East 100 feet to the BEGINNING, containing .4 of an acre, more or less.

TRACT NO. II: BEGINNING at the Northwest corner at a post in Hay line and corner to W. L. Fillers (decd) share of Chester Fillers estate; running thence with said share, South 85 East 76.4 poles to a post on the West side of the Jones Bridge and Greeneville Pike; thence along West side of said Pike South 3-1/2 West 9-1/3 poles to a stake, corner to Payne tract; thence with the line of said tract North 85 West 76-1/4 poles to a post in the Hay line; thence with said line North 2 East 9-1/3 poles to the BEGINNING.

PARCEL II:
SITUATE in the 22nd Civil District of Greene County, Tennessee, and more particularly described as follows:

BEGINNING at an iron stake in the W. S. Fillers line bearing South 85 deg. East 1080.0 feet from a post the corner between tract one and the W. S. Fillers share and running thence with the said Fillers share South 85 deg. East 172.3 feet to the center of the public road; thence with the center of said road, South 4 deg. 30 min. West 100 feet to a point in said road; thence with the remaining lands of tract one, North 85 deg. West 174.9 feet to an iron stake; thence with same, North 5 deg. East 100 feet to the BEGINNING, containing .4 of an acre, more or less.

BEING the same property conveyed to Jack C. Gunter by Warranty Deed of Laura Laws Crowder, dated January 5, 2017, and which is of record in Deed Book 581A, page 1453, in the Register’s Office for Greene County, Tennessee.  Jack C. Gunter died April 7, 2019.  For further reference see Probate File No. 2019-PR-250, in the Clerk & Master’s Office for Greene County, Tennessee, whereby Kay Solomon Armstrong was appointed Special Commissioner to sell the real property.
