 LAND SALE NOTICE

RE: COURT SALE:  August 16, 2024 at 6:00 p.m. on the premises

Map 63, Parcel 39.01

In obedience to Judgments/Orders of the Chancery Court at Greeneville, Tennessee, in the above-styled case, I will on Friday, the 16th day of August, 2024, beginning at 6:00 p.m., ON THE PREMISES, SELL, without the right of redemption or equity of redemption and subject to the Judgments/Orders entered in the above captioned cause, to the best and highest bidder, the real property, described in the corresponding papers, filed in the above referenced cause and specifically, at least, pursuant to the  ORDER TO SELL REALTY AND PERSONALTY ITEMS (entered 04/09/2024).

SITUATE in the 12th Civil District of Greene County, Tennessee, and being more particularly described as follows:

BEGINNING at an iron pin in the northerly line of Roaring Fork Road and corner to Foshie and running thence with the northerly line of Roaring Fork Road South 72 deg. 43 min. 20 sec. West 182.2 feet to an iron pin; thence continuing with same North 86 deg. 55 min. 30 sec. West 97.08 feet to an iron pin, corner to a tract of land this day conveyed to Everett C. Cobb; thence with the said Cobb line North 9 deg. 29 min. East 237.1 feet to an iron pin; thence with same North 75 deg. 41 min. 50 sec. East 132.04 feet to a stake in the line of Foshie; thence with the line of Foshie South 37 deg. 24 min. 50 sec. East 88.45 feet to an iron pin; thence with same South 18 deg. 48 min. 25 sec. East 155.63 feet to the point of BEGINNING, containing 1.18 acre, more or less, according to survey of D.C. Bowman, July, 1985.

BEING a portion of the same property conveyed to Jasamine Graham (same person as Jasmine Chapman) by deed from George R. Lane, Clerk, dated February 24, 1933, and found of record in Deed Book 128 at page 399, in the Register's Office for Greene County, Tennessee. The said Jasmine (Graham) Chapman died testate March 26, 1985, and by her Last Will and Testament of record in Will Book 22 at page 227, in the office of the County Clerk for Greene County, Tennessee, the property herein conveyed was devised to her three sons, Elijah Chapman, James Chapman and H. C. Chapman, the grantors and grantee herein.  Elijah Lee Chapman died intestate on May 29, 2013, and was survived by his wife, Emilea K. Chapman, and his only child, Danny Lee Chapman, who constitutes his sole heir at law and next of kin.  Emilea Chapman died intestate on March 28, 2023, and was survived by her only child, Danny Lee Chapman, who constitutes her sole heir at law and next of kin.  For further reference see an Affidavit of Heirship by Zetta G. Harmon and Danny L. Chapman which appears of record in Deed Book 725A, page 1113-1117, in the Register’s Office for Greene County, Tennessee.  For further reference see the Estate of Emilea Chapman, Probate File No. 2024-PR-39, in the Clerk & Master’s Office for Greene County, Tennessee, whereby an Order to Sell Realty and Personalty Items has been entered for Bland Justis, Clerk and Master, as Special Commissioner to sell the realty.
