In obedience to Judgments/Orders of the Chancery Court at
Greeneville, Tennessee, in the above-styled case, I will on
Thursday, the 7th day of August, 2025, beginning
at 5:30 p.m.,
ON THE PREMISES & ONLINE,
SELL, without the
right of redemption or equity of redemption and subject to the
Judgments/Orders entered in the above captioned cause, to the
best and highest bidder, the real property, described in the
corresponding papers, filed in the above referenced cause and
specifically, at least, pursuant to the ORDER OF SALE (entered
05/22/2025)..
SITUATE in the 12th Civil
District of Greene County, Tennessee, and being Lot No. 5 of the
Hardin Hills Subdivision, and being more particularly described
as follows: BEGINNING at a ½ inch iron pin with
Azimuth cap situated in the western margin of the right-of-way
of Baileyton Road and corner to Woods (563A-1353); thence
running with the western margin of Baileyton Road, South 08 deg.
05 min. 45 sec. East 100.00 feet to a ½ inch bolt, corner to
Porter (690A-2286); thence running with Porter South 82 deg. 05
min. West 175.76 feet, corner to Harmon
(659A-630); thence running with Harmon, North 07 deg. 58
min. 00 sec. West 100.00 feet to a ½ inch iron pin with Azimuth
cap, corner to Woods; thence running with Woods North 82 deg. 05
min. 00 sec. East 175.53 feet to the point of BEGINNING,
containing 0.40 acres, more or less, as shown on the survey of
Daniel R. Coffey, Tennessee Registered Land Surveyor No. 1578,
dated June 6, 2025, Job No. 25SU059. BEING the same property conveyed to
Edwin Sexton and Elizabeth Sexton, by Warranty Deed of Buel D.
Brooks and J. J. King, dated November 14, 1973, of record in
Deed Book 317, Page 230, in the Register's Office for Greene
County, Tennessee. For further source of title see a Warranty
Deed of Interest from Elizabeth Sexton to Edwin Sexton, dated
June 26, 2015, and which is of record in Deed Book 557A, page
1162, in the Register’s Office for Greene County, Tennessee.
Edwin Sexton died intestate on July 2, 2023, and was survived by
his sister, Elizabeth Sexton, who constitutes his sole heir at
law and next of kin. For further reference see an Order of Sale
appointing the Clerk and Master as Special Commissioner to sell
the subject property which appears of record in Probate File No.
2025-PR-90, in the Clerk and Master’s Office for Greene County,
Tennessee.
