RE: COURT SALE:  MARCH 23, 2018 at 10:01 a.m. on the premises
 

ESTATE OF DIXIE DODD

{real property of the late Jack A. Dodd and wife, the late Dixie L. Dodd, located at 1048 Warrensburg Road; Greeneville, TN  37743:  [Map 109, Parcel 44.03]}

In obedience to Judgments/Orders of the Chancery Court at Greeneville, Tennessee, in the above-styled case, I will on Saturday, the 23rd day of March, 2019, beginning at 10:01 a.m., ON THE PREMISES, SELL, without the right of redemption or equity of redemption and subject to the Judgments/Orders entered in the above captioned cause, to the best and highest bidder, the real property described in the corresponding papers, filed in the above referenced cause and specifically, at least, pursuant to the following ORDERS:  Agreed Order (entered 4/20/2018); Agreed Order (entered 6/11/2018); Order (entered 6/11/2018); Order (entered 11/2/2018); Order (entered 2/11/2019).

SITUATE in the 8th Civil District of Greene County, Tennessee and being all of Tract No. 2 of the Bobby Roberts Subdivision, as shown by plat of record in Plat Cabinet A, Slide 101, in the Register’s Office for Greene County, TN, to which specific reference is made for a more complete description.

BEING the same property conveyed to Jack Dodd and wife, Dixie L. Dodd, by Warranty Deed of William Correll, Jr. and wife, Jerri L. Correll, dated March 14, 1997, which appears of record in Deed Book 59A, page 1083, in the Register’s Office for Greene County, Tennessee.  Jack A. Dodd predeceased his wife, Dixie L. Dodd, who died testate on November 12, 2013; and, pursuant to the terms of her last Will and Testament which appears of record in Probate file no. 2016-PR-190, in the Clerk & Master’s Office for Greene County, TN, she devised her property to her children, David A. Dodd and John E. Dodd.

Sale is subject to any valid lien(s). The proceeds derived from the sale of said real property will be applied to the payment first to the expenses of this sale, including court costs, then to the payment of any indebtedness resulting from any valid encumbrance(s) upon the subject realty.

OTHERS HAVING INTERESTS in the real property or matters affecting title may include:  Greeneville Light & Power System {fixture filing from Dixie L. Dodd, to GL&P, in Deed Book 512A, page 2457 in the Register’s Office for Greene County, TN}.

Sale of real property will be made 10% down day of sale with the remainder paid on or before thirty (30) days from the date of sale. BID(S) SHALL NOT BE LEFT OPEN. ALL PROPERTY WILL BE SOLD “AS IS” WITH NO WARRANTIES, and with no representation being made as to the state of the title or the accuracy of the legal description of the real property. The Clerk & Master has undertaken NO inspections, examination or full clean-up of the real property. [The property will be sold subject to all defects, including any structural defects and contamination, if any, which may exist.]  SALE IS SUBJECT TO CONFIRMATION OF CHANCERY COURT.
